STRUCTURAL:
The professional Engineers’ on the basis of ACI (American Concrete Institute) code will design all structures.
The structure will be designed to withstand earthquake tremor upto 7.0/7.5 Richter scale & wind velocity upto 250 km/hour.
Reputed experts will do the sub-soil investigation.
Best quality local cement satisfying ASTM (American Society for Testing Materials) standard to be used.
1st class bricks having size 9” x 4½” x 2¾” (PWD specifications) to be used.
Best quality medium sand (FM = 1.5) & coarse sand (FM = 2.5) to be used as available.
Outer & Interior walls will be of 10" & 5" thick brick work with cement plaster coated respectively.
Roof top finished will be lime terracing of 4” (avg.) thick.

Internal doors   Garjan/Chapalish veneered flash door. All doors will have mortice locks & bronzed aluminium fittings.
Bathroom door   Local/Foreign made plastic door/Malaysian wood door.
•  Door Frame   Front door frame 11” x 2.5” & internal door frame 6” x 2.5” with Garjan/Chapalish/Malaysian doorframe.

Safety grills of M.S. section.

Local sanitary wares as per company’s choice (RAK or equivalent).

Bath tub in master bed toilet.
Best quality standard size mirror.
Hot and cold water line in Master bed & child bed bathroom.

Suitably located electrical distribution board with control devices.
Best quality local made (Paradise/BRB) telephone cables and foreign made TV/Dish antenna cables to be used in concealed wiring.
Best quality foreign made switches, sockets (MK stnd.), TV & Telephone Jacks etc to be used.
Provisions for adequate numbers of electrical features points.
Air-conditioning points in master bed, child bed, guest bed and living room.
All Apartments will have separate electrical meters.
Lightening arrestor to be provided for sur-charge protection at rooftop.

GAS:
All apartments will have separate gas connections with separate gas regulators.
All gas line will be concealed.
 
     
 
VERNISH:
Main doors, internal doors & false ceiling doors with vernish.

Floor finished will be of distinctive 20” x 20” homogeneous tiles with mirror polish (RAK or equivalent).

Water supply of G.I. pipe, sewerage, vent pipes, rain water, AC & wastewater of U.P.V.C pipes.
All pipes concealed in ducts.
 
     
 
PAINT:
All interior walls in plastic paint & ceiling in distemper.
All exterior walls in weather coating to protect heat and dampness.
 
     
 
COMMON FACILITIES:
The basement and/or ground floors are reserved for car parking.
Spacious entrance for drive way through decorative gate with security provisions.
